Great family house. That price is a little high for Columbus (my current frame of reference)  but orchard park schools I assume, will help

There's nothing in those pics that show any kind of upgrades that could bring that bump.  It's a nondescript mcmansion--gotta the love the brick in front....and vinyl in the back!  The upper middle class house mullet!

Everyone has different taste but this style appeals to a lot of people in the generation that have kids right now, and that’s the type of house it is

That is about what that house would go for in Mason. After he got his contract, Joe Burrow bought a house in Anderson Township near the river for 7 million. Didn't know you could spend that much in Cincinnati. Even Indian Hill mansions only go for 5-6.

Colorado has one of the least number of pools per capita in the US.  It's just the way it is.

Swim spas are the big thing.

 

I've lived in Colorado for over 40 years and have had a total of 1 friend with a pool.  It was above ground, and it cost a lot to heat.

 

Ski resorts with people filling up outdoor spas in single digit weather with the steam rising is still a strange sight to me. I’ve never actually gotten in one like that.

Buffalo and the surrounding area is the #1 rated real estate market in the US. People are moving here in large numbers. There's a ton of demand and not enough inventory. His asking price does seem high but I would not be surprised one bit if he gets an offer over asking.

You’re correct about it being likable to the masses. That house won’t offend anyone’s sensibilities. I used to perform and review real estate appraisals. On relocation appraisals they ask if there is anything about the house that may negatively affect marketability. Nobody ever enjoyed getting dinged for their terrible taste and how they hurt the house. They’d want to talk to you when they get that news!  😂 

 

Also, cost/SF arguments are meaningless unless you adjust for everything else. How’s many acres are you on? Do you have travertine floors or vinyl? Do you have a pool? Those are all big questions, but it’s the same old story: kitchens and baths sell houses.

On “normal” houses you traditionally get 94-96% of the asking price on a properly priced house. With more expensive properties it’s not unusual to see sales at 20-30% discounts from asking.

$1.9M might seem like a lot but to provide helpful perspective that’s like  half of what the Bills paid him per sack for his time in Buffalo.

Buffalo summers are plenty nice enough for pools, particularly if it’s heated. Solar covers work well to keep the water comfy and increase usage.


Housing is plenty strong too. Problem is, as I’m curiously looking, that upgrading to a next level home in suburbia requires a step up of at least 30% more than what your home sells for and usually is a bidding war. Also it often requires knowing you’ll likely need to put more into if it’s more than 15-20 yrs. old.

We sold my dad's house in North Tonawanda a couple months ago and got 15% over asking price, no inspection, and buyer cleans out garage and basement.  It is a nice house in a great neighborhood but i was mildly shocked.  Von might well get his price

I was just driving through Mason today! My kid is looking at UC. Gorgeous area

People will re-do decor to their Taste but overall it’s pretty neutral and turnkey  which will attract buyers

As a Xavier grad, I agree it’s a gorgeous area. No comment on the rest. 😊

 

Good luck, I remember those college shopping days oh so well. It goes by fast! 

 

EDIT: That’s just about a perfect distance for you. Kids want (and need?) to get away a bit, but not too far. For me Cincinnati to Buffalo when the speed limits was 55 was less than ideal.

needs some shiplap and barn doors.
