The housing market is a bit nuts right now. A year ago we put in an offer on a 279k house for 330k (which I thought was high) and its sold for 415k

 

It was not worth that, even admitted by their real estate agent when he talked to ours

It was nuts when he bought in 2022 too (415k for a house listed at 279k is crazy!)

 

Plus you can't compare the market for 2M homes and 300k homes. Whoever buys that place will have little to no competition.

There's nothing in those pics that show any kind of upgrades that could bring that bump.  It's a nondescript mcmansion--gotta the love the brick in front....and vinyl in the back!  The upper middle class house mullet!

Probably realtor listing it at that price knowing this is a hot time of year to try and fill these houses with other NFL players.

If I had all the money in the world I don’t think I’d get a house worth more than 500k. Houses that large would stress me out even if you had people maintaining it 24/7. You could lose a kid in there it’s too big

I don't understand your criticism.  the client sets the price, the realtor advises. if the client wants this ask, they list it. 

 

If Miller wants to list at that price, that's the listing price--no realtor in upstate NY is walking away from this client.  you let the owner see the listing rot as the weeks go by and then you counsel them to reality.  This is simply how it's done everywhere.

Sure, the client can say that they want $X for their property, but I don't know of many good realtors who will agree to list a property for a price far above its market value.  A good realtor "counsels the client to reality" and manages expectations up front, not after the original listing price is slashed.  The realtor spends their time and money listing & showing the property.

 

If you own a luxury property and are looking to sell, are you going to list with an agent who recently sold a luxury property at a  reduced price?

Very, very few people have pools in Colorado.  The evening low temp keeps the water cold even in the middle of summer.

They have to be heated.

I’m not arguing or taking a position, this is just an observation: Every time I fly into Buffalo I am surprised when I look down and see so many pools! Both in-ground and above ground, there are far more pools than I would have expected.

Sure.  LOL.  Realtors will tell you trying to sell it later is a biatch.  

Colorado has one of the least number of pools per capita in the US.  It's just the way it is.

Swim spas are the big thing.

 

I've lived in Colorado for over 40 years and have had a total of 1 friend with a pool.  It was above ground, and it cost a lot to heat.

Id probably feel different if I had nfl player money, but I feel like I'd never purchase a house at that price if I was only in town for 5ish months. I guess that's the difference between us common folk though
