spent some years in Ann Arbor.  used to go to Tigers games and paid the "fee" to park and not have my car vandalized.

Like most cities. that one has some very nice parts, and parts most avoid when the lights go out.  its a damn shame one even has to think of paying to not have their car vandalized.

we used to park in the Sears garage.  never a problem but as a little kid I was showered with glasswork from a rock thrown at the bus from there to there stadium

If I close my eyes I can still hear the glass beer bottles rolling down the stairs  inside the stadium. Classic!

Thanks. I figured that would be it. Are you in the private or public side of urban planning. (My nephew is about to get his Masters degree.)

Public side. I tried the private side, but corporate America wasn't for me. Good on your nephew! Does he know if he will try for the AICP exam?

I’ll be happy if he just comes out of his bedroom long enough to see his shadow. 😉

it was worth the 2 bucks for the Gibson walk off.  Still remember the car next to us blasting "Everybody Wang Chung tonight" in traffic leaving the game.

is your home on a brownfield.

are the complexes subsidized..

Mine is not but I wouldn't lose sleep over it if it was.

We are shooting for a 70/30 ratio of affordable to market rate, using The Forge in Buffalo as precident. That's a massive affordable apartment complex on a brownfield site. https://theforgeapartments.com/

I see this and all I can think is that the Feds have to be at least half those dudes. How is it possible these dudes exist but are able to keep their identities secret?

You seem to be watching a ton of Fox news trying to find something to complain about, it is an unhealthy obsession

Seems that the other sites like MSNBC do a lot of reporting on what's on Fox news or trump.  So you watch fox, or you watch MSNBC explain what fox is pushing.

Oh no the bunny is trans isn't it?  This will lead to Christian mass hysteria.

I've run across lots of different animals on my property and nearby wooded areas.  Rabbits, Squirrels, Woodchucks, Chipmunks, Deer, Foxes, Skunks.  During these encounters I don't get a sense that any of them were suffering from any gender identity crisis.  They seemed way too busy focused on finding food, survival, building shelters & nests, and not getting killed to be concerned with such frivolous nonsense as Human's commit themselves too.  When seeing and dealing with idiots and mental patients consumed with narcissism and anxiety focused on their self-identity I wonder if we're really the "higher" form of life and intelligence.
