Took almost a year to evict the lady and she never made a single rent payment. Not one. It is why, despite having chances to do so, I never rented a house it took me 2 years to sell. Didn’t want to deal with exactly this kind of crap. Agree - had a rental property destroyed on the inside with no rent for a year. Finally got them out after a year in the NY state system. Rather then remodel and start the cycle again, we had the house burned by the fire department as a practice event. While I may miss out on some income (if able to collect), there are no heartaches. It's not, but even then, it's just her and her cousin's word (assuming that's the witness you're referring to).
