LabattBlue Posted September 23, 2015 Posted September 23, 2015 I'm surprised this hasn't been brought up. Saw it posted over on our sister sabres board... http://www.trendingbuffalo.com/sports/buffalo-bills/new-evidence-reveals-likely-downtown-stadium-location/
Lurker Posted September 23, 2015 Posted September 23, 2015 Is there a copy of "the enclosed public notice?" That would be the real newsworthy item...
TheFunPolice Posted September 23, 2015 Posted September 23, 2015 I am 50/50 on it... "Buffalo NFL" sounds like the poorly worded scam letters I get in the mail every so often
eball Posted September 23, 2015 Posted September 23, 2015 Very interesting. Eminent domain lawyers do their homework -- they're always on the lookout for future projects so it's likely that where there's smoke, there's fire. I am 50/50 on it... "Buffalo NFL" sounds like the poorly worded scam letters I get in the mail every so often Oh it's clearly a form letter, but it's based upon research of the public filings.
GG Posted September 23, 2015 Posted September 23, 2015 (edited) I hate eminent domain for this. Edited September 23, 2015 by GG
ricojes Posted September 23, 2015 Posted September 23, 2015 (edited) I hate eminent domain for this. That's what happened in Dallas...Most likely the only way to go... I am 50/50 on it... "Buffalo NFL" sounds like the poorly worded scam letters I get in the mail every so often It would have definitely made the local news/paper by now if it was send on the 16th... TheFunPolice Posted September 23, 2015 Posted September 23, 2015 It just seems odd to me that a law firm would use "Buffalo NFL" as the name. Don't worry: once my Nigerian oil tycoon uncle settles up his estate I will pay for the stadium myself!

Gotta love the first real estate client they list on their website... http://www.grrhpc.com/clients-represented/
Seasons1992 Posted September 23, 2015 Posted September 23, 2015 I wonder if they take a WHOLE lot more houses and try to put commercial (read: restaurants/bars) in that area as well as one giant parking lot for tailgating. Wind will be interesting there.....
JCBoston Posted September 23, 2015 Posted September 23, 2015 I don't think they have any new information, and I don't think anything is "in the works". To me, it's more likely they have taken what was publicly discussed last year or so, and launched this as a pre-emptive strike to get clients. Lawyers do what lawyers do.
jimmy10 Posted September 23, 2015 Posted September 23, 2015 The address on the letter is blacked out, but it should be pretty easy for someone to ID the neighborhood on that map. Find the address of one of the houses in that area, and call the law firm as an "owner" to see what's up.
Kirby Jackson Posted September 23, 2015 Posted September 23, 2015 (edited) What is left on this portion of the lease? 4 or 5 years? That is when I suspect the new stadium will open. I can't tell on the map (and I have the world's worst sense of direction) but is Chef's in there? I was told that Chef's would be relocated to build the new stadium and would be given property (rent free for a while) across from the new stadium. This is a bit of a 2nd hand source so take it fwiw. No. Chef's is on Seneca Street which is north of that location. The Chef's site would be the absolutely worst location possible for the stadium as it does nothing to leverage the waterfront development that has already taken place... https://www.google.com/maps/place/291+Seneca+St,+Buffalo,+NY+14204/@42.8762429,-78.869797,17z/data=!4m2!3m1!1s0x89d3123ebb1648a5:0x64162a850bbd4e1 Edited September 23, 2015 by Lurker

Is there enough space to build a stadium near the train station that has been in disrepair for a long time but is a potential gem of a building?

Is there enough space to build a stadium near the train station that has been in disrepair for a long time but is a potential gem of a building? The map included with that law firm's letter actually is the best site, IMO. It's right on the Buffalo River within easy walking distance of Canalside and the First Niagara Center (which looks like it will be getting a new name soon...sigh). Parking would be tight but if they extend the trolly line another mile you could build shuttle lots all over the Old First Ward... The old train station is SOL for ever being developed IMO. It's just too far removed from any other development to be a magnet for new $$$... Edited September 23, 2015 by Lurker
K D Posted September 23, 2015 Posted September 23, 2015 google map that area. there's a housing project but not many houses. i don't think it will be much of an inconvenience to move people out of there it's too bad the stadium can't be closer to the waterfront. it would seem disconnected from the rest of the stuff down there if it was that far out

As you describe the site it would seem to fit in very well with the Pegulaville investments. There would be a an excellent mesh and coherency to what he has already done. With Pegula he seems to have a vision and a plan and systematically and professionally acts on his plans.

Fadingpain Posted September 23, 2015 Posted September 23, 2015 This lot is right next to the casino down there and not far from FNC. Also, one corner or the stadium is on.... MIAMI STREET. Bad karma man Looking at the satellite view it doesn't look like a residential property is anywhere near there. It's all commercially zoned large buildings, or so it appears from the satellite. I was just down there at Xmas time; it's like an abandoned ghost town in that area...
