Hell, for $30K you could have ten homes in one neighborhood. Spend $100K fixing them, hiring the local unemployed folks to do the work, and unload them for $25K each, so your $130k investment is now bringing you $250K in sales, for a clean $120K profit. Better yet, you could sell them to Mac users. Suddenly everyone would be named 'Chad' and 'Heath,' and they'd be really uppity types, driving around in their Volvos looking for things to do with the right button on their mouse. Property values would go up. Your real estate taxes would increase. More money goes to to the city, thus improving highways and services. You'd be cleaning up a bad part of town and, and, and... Ahhh, fuggit. It'd never work.

You'd need to hold on to them for two years, or pay a hellacious tax. Even with the Capital Gains tax, you would still make a nice profit, however, you'd just have to sit some aside for tax day!

Live&DieBillsFootball Posted February 8, 2005 Posted February 8, 2005 The problem with the $3,000 house is that you would not want to live in it. You can only get insurance if you live in it. If you spend money to fix it up, the house will be broken into and all of the new stuff will be stolen. People will break in and take the plumbing fixtures, pipes, furnace and anything else that they can sell for crack money. There have been several people in the last few years who have tried to buy up a bunch of houses on the East side and make a killing. Each of them has ended up in housing court because their properties are dilapidated and need repairs. They can't get the houses up to code to rent them, and they can't sell them. There are tons of vacant properties on the east side.
