Gotta admire the Panther's kicker holding out.. What could possibly go wrong with that decision?
Maybe he's just trying to get out of Carolina. Someone would probably pick him up if he's cut.

That can be true, by that also depends where you buy. For example, your guy averaged $8k a month in rent…the mortgage was only &1025 a month. Sounds like he wouldn’t have been losing money on the rents even early. So yes, it’s critical you understand the rental market in the area you buy before making that determination…and especially make sure it’s not a rent control area or you could be really screwed.
So yes, that’s part of the equation you need to determine when making those decisions. I’ve bought several properties with 10% down where I was pretty much breaking even after mortgage and impounds to start. But, that means any vacancy periods or unexpected repairs will put you in the negative temporarily if you’re not cash flowing yet, so that is where it comes down to what the individual can afford.
So like in your example, he could reserve $95,000 and still buy 5 properties and have cash reserves to cover expenses and vacancies. For example, $95k would cover 7.6 years of mortgage payments, which I think we can safely say he will never have that much vacancy. And those 5 properties he did buy for only $95k would have become $6m in those same 14 years.
But everyone has to make decisions for how they do it individually, as no two peoples financial capabilities and goals are the same.
The point I was making is that focusing on the rent profit/loss is the wrong focus for determining the strongest rate of return. Rental P&L focus should be about risk tolerance and affordability. The more you can leverage within one’s safe financial means, the more you will earn over time. Nobody should ever do what I am suggesting if a couple vacant months or a roof leak puts them underwater.
But if you have enough to pay cash for a home, you have more than enough to spread that out over multiple properties and still reserve a sizable safety net so that you are not over leveraged or at risk.
I haven't looked at this thread in a long time, but I keep seeing it at the top of the thread list. So I popped in to see what in the world people could still be saying about Worthy at this point and now I can't remember which message board I'm on.

The day finally arrived, and according to Fanatics we currently stand at $11.1 million under. What happens next...?

Not for the Bills.
The same team that lost to his backup last year?

Having failed to either draft the right guy with the #3 overall pick and the #2 overall pick in two of the last 6 drafts (or develop him correctly), the Jets decided to "buy greatness" by going all in for Aaron Rodgers.
Sometimes that works (see 2020 Tampa Bay; 2012-2015 Broncos)
Sometimes it fails miserably (see 2022-2023 Broncos)
Sometimes it's "close but no cigar" (see 2009 Vikings)

Wasn’t he claiming he was ready to return by the end of last season? Doesn’t seem like a good sign that he’s still limping now.
Dan Marino limped for the rest of his career after his injury. Obviously it was a long time ago, but it could just mean his achilles healed in a way that will always result in a limp (rather than not being fully healed).
I'm still with you, I don't think he's truly healed yet, and this could be a bad sign. But, it could also just be nothing.

Not someone who I think is the most frustrating player ever, but I do recall being repeatedly pissed off at Antowain Smith. Guy had a ton of talent and could not figure out how to run the ball in the big leagues. Backups would come in and outplay him, and he would still get the start the following week.
-
To be honest, I'm not all that concerned about the offense, even without a stud #1 WR.
This team will go as far as the defense will allow it. I'm really concerned about our pass rush—we're going nowhere if they don't figure that out.

I have my doubts as to whether he'll open week 1 as the starter, but I do think he's probably in the longer-term plan.
I see SVP as starting as the backup C. If McGovern goes down with an injury, he'll be available to step in. If one of the guards goes down, McGovern can switch over to G and SVP can come in at C. I could see that happening based on OL health.
If everyone stays healthy, then it depends on how well the OL gels during the season. If there are issues, I could see them moving McGovern back to G and SVP in at C at the bye week, perhaps, then never look back.

Getting the feeling that Hyde is going to sit out as long as he can to save his body, maybe reserve himself for a mid-season signing if the defensive backfield needs a boost for a playoff run...

Have a conference in LA this year in October, so I'll be there on 10/20. Was hoping that would be the week of the LA game, but it's not looking likely...

Yeah he's adept at choosing the right truth for the moment. It's a strength of his. I mean, what was to gain from saying "expect a big splash in free agency"? If a deal comes together, then you look like you accomplished something. If it doesn't, the perception is you've failed.
Same with addressing the top of the WR depth chart.
Who benefits from saying you are concerned about it in May?
In the free agency era the Bills have traditionally had GM's that were either unsophisticated road scouts(Butler/Nix/Whaley) or stubborn hot-heads who would shoot from the hip with the media(Polian/Donahoe) or just clueless green-horns(Marv/Brandon). Beane isn't the best personnel man around by any stretch.....but he might be the best "executive" GM in the NFL. He is really good at bullsh!tting for profit and still seeming like a good guy to the people he deals with.
Yeah, I don't know. We all thought similarly last year when we went into the season without a proven MLB, and thought he'd be crazy to stick with Bernard.
Turned out to be the right choice, but it's not like anyone knew Bernard would excel the way he did.
I just think he's taking the same approach this time with the WR position.

LOL. This is believable. Play the Jets on Dec 25th and then travel to Seattle to play the Seahawks on Dec 29th.
I thought it was crazy, until I realize the NFL often expects teams to play on a Sunday, and then on the following Thursday. Same number of days.
*which is still crazy

I posted this in another thread last week, but I met a guy recently who saw me wearing my Bills lanyard at work and started talking football. Turns out he is a Lions fan, and he seemed quite confident that he heard Bills @ Lions would be the opening week game. No idea where or how he could have heard this. I don't see it happening, but if it does, I'm going to have to find this guy again and ask him about the next Powerball.
