I can't understand why the 49ers stopped bringing the heat on Mahones, which clearly affected his play through the first three quarters-plus. Once they dialed back the 5-man rushes, he got more comfortable in the pocket and it was all over. Yet another case of a team beating itself with caution, rather than sticking to an aggressive game plan...

My fraternity days were terrific then--and terrifying now. Our house (if you can call it that--it was actually a dorm wing at RIT) had two--count em, two--bars. A full-service one upstairs with a walk-in cooler and two taps serving 24/7 and a downstairs bar for people too lazy to walk upstairs. Since drinking age was 18, there were plenty of hang overs and missed 8:00 am classes, to say the least. And at the same time, the bonds of friendship formed in those years were the stongest I've ever had. There was never pressure to do anything to anyone. It was the living embodiment of the "Animal House" film, which is like a biopic of my life as an 18-20 year old. And yet, the edge that we walked was so, so razor thin. A good one-third of my brothers flunked out due to the partying--even as another third went on to have fantastic jobs and careers after graduation. Several years after I left, the chapter was booted off campus for bad behavior. They eventually served their time and were allowed to return--only to be booted off again and dissolved a few years after that. I always wonder what the guys who dropped out are doing with their lives today. And how any administration would allow the bar situation we had to go unchecked for so long. But at the same time, I wonder if I would be the person I am if I hadn't lived it. I may not be a U.S. Senator, but I would not trade that experience for anything...

That's the way I see it as well. I think they'll target one marquee UFA and (at most) 1-2 "fill in" types--and then use the rest of the cap space on the curret roster. It could be a tough approach if they don't land their guy right out of the gate. If they have to wait around for a decision, they might get stuck losing out on "player 1B" if their initial target eventually turns them down. That might mean overpaying, but then again, that's what Buffalo has to do anyway to overcome the Siberia issue...

What about when YOU want to sell some day? You'd have to find a buyer with the same priorities, which can be harder when the trend is moving back toward the urban center or short commute first ring villages. I live in just the kind of rural place you describe (Eden, NY), which is 45 minutes south of the Buffalo CBD, where I work. I don't mind the commute either. But given the way homes sell in my neighborhood (slooooooow), I'm resigned to having problems when it comes time for us to move on. When we moved here in 1998, the flow was the opposite. Trends change, and the greying of America is reducing demand for the one acre suburban McMansions where you have a second job as as a landscaper on the weekends. Younger people don't whant that 'lifestyle' either. They want cities and villages where they can walk to 4-5-6 restuarants, theaters, parks, etc....

As yiu say, Ontario county is seeing a lot of new build activity (Farmington is booming). Still, most Millennials and first time buyers want to be closer to and/or in urban areas where there are a lot of things to do and its a more walkable lifestyle. Villages can offer some of that, but the farther out you get, the less demand there'll be...

The Buffalo housing market is interesting. There aren't enough homes coming on the market (supply) even though demand is pretty steady. That imbalance is great for sellers--good homes in desirable neighborhoods get multiple offers and prices are bid up. There's only a 2.3 month supply overall, which is amazing since 6 months is considered normal. As a result, pricing is slowly rising. Just like we were taught in Economics 101. Properties in less desireable neighborhoods or that need work can sit for a long time. The realtors I know say first time buyers don't want fixer uppers anymore. The house has to be in pretty good shape or they're not interested. The problem is, if the house is in good shape or has been recently remoddled, the owners don't want to sell--they want to stay there--which is driving the inventory shortage. The other thing right now is mortgage rates. They're near a 3-year low, which makes buying more affordable on a relative basis : http://www.freddiemac.com/pmms/

I can see them signing a lease extension to buy time and stay flexible. IMO, the biggest roadblock to a new stadium is the deficit problem the state has now. I can't see Cuomo giving them a big check, even for something years away--the optics of that are really bad. Incremental rehab seems more politically doable...
