  12. NYS for sure. Keep it on American side. The idea is to help gentrify the area and show case one of the worlds wonders as it should be. You don't put stadiums in pristine high end neighborhoods. That its sort of run down is an argument in favor of putting there.

  19. For someone living in NYS in Obama-care income bracket, the combined capital gains rate is nearly 33%: federal 20% + obamacare 3.8% + State 8.82% = 32.62% That's essentially an ordinary income rate and it's a disgrace to tax cap gains that high
  20. Bottom line is this: An NF site will attract fans not just from all over the region, but from all over the world. The thought of taking in the falls, casinos, Canadian side with its restaurants and entertainment, and an NFL game sounds great to me. I haven't been back to WNY in years, but for this I'd certainly make the trip. Association with natural wonder and international clientele will bring in the highly coveted corporate luxury suite buyer. It's the key to maximizing the franchise's value to modern NFL standards and keeping in in WNY. A Buffalo-site .... no matter where ... will not bring fans from all over the region and the world. Buffalo has next to no tourist income on its own .... as in zero. Any new site will of course need some infrastructure adjustments. That some sites in Buffalo may require less is highly debatable as NF has a lot of under used capacity. But even if there are exceptions in Buffalo there's a damming reason: nobody (outside of the increasingly irrelevant old guard) wants to go there.
