I appreciate your post but trust me we've done all our research. This home is perfect for us in many ways. The taxes, the school district, the lot size, etc, etc, etc. We've looked for a while as well. I just want to pay a price that is fair to both sides. That's the businessman in me. I know they won't get asking price.

When my girl called the seller yesterday, the first thing she asked was "are we represented by an agent." She said no to see what her mood would be like and because she did the seller was open to negociate on the price. But when my agent submitted our bid he said the seller told him they won't take anything other than asking price and they don't want to negociate. Either pay what we want or leave.

Thanks to everyone who "seriously" answered my question. Just to clarify, the home we are interested in is a new built and the seller agent is the wife of the builder. Still not sure what I can do, I gotta find out what documents/agreements I signed when I bid on that house. If I didn't sign an agent agreement with him, I can just kiss him goodbye. If I did, I'm afraid I'm screwed. Another thing is I'm not really thrilled with my agent, but I don't think I'd be thrlled with any agent at this point. With the internet, I can do all the searching myself. And without an agent, we can save 3% on our home ... which adds up nicely.

Here's the situation: Me and the future Mrs. Clutch have been looking for a home since December. Eventually we got a family friend as our buying agent. To be perfectly honest, I'm not happy with his performance. His office hasn't gived us any good leads. Every home we went to see together were homes that we've found ourselves and not the ones they sent us. One weekend, we found a great new built ourselves and went to the Open House. We liked it but didn't give much thought then. After a few weeks of unsuccessful looking, we called our agent and told him we'd like to see that house again. When we did, we really liked it. Our agent helped us put in a bid that was under the asking price per our request. The market is tough for sellers and this home has been up for a few months. I don't think they will get asking price. Our realtor acted like he couldn't get that house for that price but he would try anyway -- real pansy attitude. Long story short, apparently they said no to the offer and told us to start looking for another home because they had a contigent offer they were going to accept unless we paid $1000 less than asking price right there and than. We didn't fall into that BS story. Now two weeks later, the home is still on the market and relisted under a new MLS number ... I'm guess to spark more interest. My girl called the selling agent and she said there are/were no offers in writing but there is a lot interest (I call bluff). We are fairly confident we can get that home for a price we can both agree on as long as we cut our realtor out. His 3% is ruinning our chance at the getting that home. A home we found ourselves. What can I do? I'm I screwed from getting the home I really want because I have a realtor who I brought into the puzzle?

Get? Too late. I already got! Not only that, I cancelled my season tickets for that disgrace of an organization in Orchard Park and took that loot to buy 2006-2007 Sabres seasons which gets you 75% off playoff tickets this year. This might be the greatest (regular season) team we've ever seen in Buffalo.

I ran a huge Sabres fan site from 1995 to 2000. When the Sabres made the finals, my site got huge publicity in Buffalo and over the Reuters wire. Jim Kelley wrote an article bashing the Sabres official site and talking about how good my site was. The Sabres/NHL didn't take well to all the pub my site got so NHL Legal sent me a certified letter threating suit if I didn't cease and desist. Threatening to go after my assets. My site had no banners and I made no revenue. I was like 18 too. I had no assets, so I pretty much told them to frack off. Then I got a job a few months later and closed up shop because I didn't have time. -

I don't mind the NHL.com website. At least you can get to articles with relative ease. I don't think I've ever read an article on Sabres.com. It's too hard to read articles in flash. I despise full-flash websites. Most of my clients ask for Flash sites and I kindly explain to them that the only people that will like your Flash website is you. Everyone else will get annoyed. That being said, there are exceptions when done well. When I get time, I'm going to finish that Sabres website and present it to them. They won't bite, so I'll send it around to every marketing VP in the league. And if no one bites, I'll create another Sabres fan site so the NHL can try to sue me again. -

That website is beyond horrible. I spoke with the VP of Marketing the day the website went up. I gave him my expert anaylsis and the entire organization acted as if I kidnapped their children. I was frank and told them that the website is possibly the worst sports website I've ever seen and that it doesn't serve its audience at all. You can't get easy access to news, articles, recaps, etc. They said they spent some ridiculous amount of man-hours and $30,000 designing that site. To which I said I would have done better in 10 minutes. They kept going back to the fact that they wanted to be different than everyone else. They honestly believe that website is great. Obviously FIFA World Cup is #1. Stanley Cup Playoffs are my #2, unless the Sabres are in it, then it's #1. And I will be waving my American flag in Germany this year! Me and a buddy have our trip booked. We've got USA tickets through the Quarterfinals. I'm excited about our group, it's tough but we're far more skilled then people give us credit for. Our group is the perfect group to show the world that we are an elite team. We just a hand ball away from possibly getting into the semi-finals last time around. And if USA tanks, I got Polska to cheer for! As far as worst, it has to be the Super Bowl. There's one good Super Bowl game for every three bad ones. And the commercials have been getting worse. By far the most over-hyped sporting event in the history of the world.

Just saw this on Buffalo tv news, didn't see it posted here. Stories like this is what sports are all about. Jason McElwain was a student assistant for the Greece Athena (Rochester) high school basketball team. He is diagnosed as autistic. For Senior Night, and as a gift for his commitment to the team, his coach let Jason dress and play. The goal was to let Jason score a basket after the team got a big lead. After missing his first shot, Jason hit SIX three pointers in a row setting a school record. He finished with 20 points in just four minutes! Every time he drained a shot the gym went insane. In addition to being autistic, he's about a foot and half shorter than everyone else. I couldn't believe this. If American Idol is anything like contests run by TV, radio and other media outlets, the results are manipulated. As for Taylor, I tried to call to vote for him right after the show. It was busy. I tried to call an hour later. Busy. I tried at 1am, busy. I realized he didn't need my vote and I called for Chris Daughtery and got right through.

Tried that, they don't for Stargate. I was going to get the BSG iTunes episode but they show is being repeated throughout the week. I wish more shows would offer pay-per-view like that. For $2 you can't beat it.

My satelite blow off my roof Friday morning and I missed all my SciFi friday shows (Stargate SG1, Atlantis, Battlestar Galatica). BSG is repeated tomorrow but the Stargate shows won't be repeated. Can anyone recommend a good site or software to download TV shows?

It's an idea the school should be pondering now. As for Reggie, they beat you to the punch. They locked him up with a good deal for many years to come before last season I believe. Reggie also stated that it's his desire is to never leave Buffalo and build UB into a Top 25 program. They're hovering around 35 now so he's almost there. -
I say April to be safe but I hope for sooner than that. Entercom will be rolling out streaming for five local stations which might cause the hold up.

Yep, I got mine as well. Unfortunately for the Bills. I shifted my money from next years Bills tickets to a Sabres mini-pack and playoff tickets this season. If Marv can turn this mess around in a year or two, I'll love to financially support the Bills again. But until then, I'm sure there are a lot of pissed off fans who are going to need more than a phone call to renew.

I gotta admit, the only time I listen to WGR is for Sabres talk. When they start talking Bills I just don't listen. It has nothing to do with WGR and everything to do with the fact that I just don't care about the Bills like I used to. Being jerked around for 5+ seasons was enough for me. The Bills have turned me off from football almost completely. Calling WGR negative when it comes to the Bills is just plain and simply stupid to me. Why? Because we now have a senile owner taking more leadership on, a lame-duck coach whose own players don't seem to believe in and a QB of the future that looks worse than Rob Johnson. Add to that 5+ seasons of no success. Where is there any light at the end of tunnel for any positivity to come out of from anyone? BTW Adam: My Sabres won against the defending Stanley Cup champs for the third time this season. In fact they dominated them. I don't think they will be going 0-20 anytime soon like you stated. Feel free to come over to the BRIGHT SIDE when you please.
