Good points but I will say the following. Put off instant gratification. I see too many people driving around in 50,000 plus dollar vehicles where the average pay is minimum wage in many places in WNY. I don't care if it is leased. They are still most likely paying 500 bucks per month once the money down and the monthly installment are figured in. The flip side is many get a rough start to life. Pretty hard to put money aside if all your income goes into the basics. Also, I will always encourage people to push towards a goal but will realize the area hospital can only absorb so many recent grads of nursing, lab, etc.. Education needs to be in the classroom but I never hear a niece or nephew talk about how they learned to put together a monthly budget or balance a checkbook. -
It's been over 25 years ago and honestly he was a person I very seldom thought about in the interim. I probably will have put it behind me by Saturday but it still boils my mind all the times I got stuck cleaning up his messes and problems. Care to comment further on those assisted exoduses?

I worked with this fellow over 25 years ago but it surprised me upon the mention of this guy earlier today the animosity I had left for him. I'm usually the kind of guy who lets the sands of time blow over and cover up minor misdeeds done against me but all I could think of were all the bad times I had in dealing with this guy. The guy would always hide and never answer the phone in his department. He always had an excuse why he could never work late or why he could never come in on a Saturday. We all had lives and commitments and duties but he thought his circumstances warranted special treatment. Anybody else in a similar situation just well up with anger upon hearing similar news? Usually, I can find some morsel of good in the turds I knew in life but this guy even though he never directly stole from me or committed a crime I just can't forgive the guy. I guess the positive is that even though that job was a stepping stone to other things that in a number of other respects it was a decent time in my life.

I think that it is more a matter of sinking you this time. She is sort of a malevolent Gilligan that keeps foiling your attempts to to capture the Presidency (get off of the island). That aside you know that you want her. You believe that she can singlehandedly save the world from itself. -

Hillary will be in it by this time next year at the latest and Joe will be pushed to the side as a sexual harasser. The Clinton machine backing Harris was only to de-energize the other candidates in their political correctness or lack there of. I.E. white males. Harris sinking in the polls just opens the door for Hillary to enter as your savior. With her mind failing it will be a simple matter to dispatch her in the general election. As a key stooge you should have already received the memo on that. -

Unless the OP is representing himself legally and is paying cash the bank and his attorney will insist on nearly all of what you said being done. Advice to the OP is if he is this much of a novice even if he has plans to do this solo I would advise that he not do it solo. Any offer should be run by his attorney before being presented to the seller. -

I wish that I had addressed this before now. I've seen with my relatives and others time and time again that farmers will buy a house to secure property that will go with the house. If there is a son coming of age who will stay on the farm he may wind up in such a house. If not they will wait until the transaction is complete then list the house sans the land. Whether they secure a right of way when they have access on another side becomes a secondary but not entirely unimportant issue. The farmer may retain a 20-30 feet wide strip if it does not impair the usability of the lot for the next homeowner. The farmer in your story if he is any kind of business man is already crunching numbers to know what he has to do and will know what to list the home for to get proper recovery out of the investment if that is the way things are pointing for him versus keeping the home. -

I understand that it is your business but late summer leaves a lot of time for things to slip through the cracks. For the time that has elapsed since your OP you should know what kind of offer could be made and correspondingly a Purchase Offer. Hopefully, you know your neighbors extremely well to not worry about another party scooping you. In many parts of WNY once the Mennonites get an inkling of ground for sale they are right there until something happens and their motto is "better too much versus not enough when bidding." -

Trump never ran on the basis of being a polished speaker. All the others did and criticized Trump over his rough approach. Most Americans can relate to being less than perfect orators and cared that Trump offered something different than the establishment. Unless Trump starts sounding like a stroke victim he has nothing to worry about on that front. Many restless nights ahead for you as well I see. -

I had an Italian uncle and an Italian BIL whose families traces through NYC. The mafia took far far far more than it gave for "protection" of small business owners in past eras. Some wiseguys thought that gave them a free pass on all the females in a family. Many people thought they would be money ahead letting the generic burglar rob them once or twice a month versus paying protection every Friday to the mob.

I see some pretty easy cuts if we keep 8 O linemen. Spencer Long resumes his form and he will be assured a spot if not a starter. The big question is if Teller stays on the active roster or goes to the PS.

He's not on the hot seat in terms of being cut or traded. A lot of his difficulties can be traced to Wood and Incognito being gone last season. On the OL sometimes you are only as good as the guy next to you. The same thing as you are implying now was said about Jim Ritcher around 1987. The Bills got help on their OL then including signing John Davis away from the Oilers then Ritcher "returned" to his early form. Now whether Daboll has a personnel package in mind where Dawkins gets moved from LT is a different question.

Acrevalue only tells so much of the story. Land down around Geneseo sold for 11,000 dollars per acre recently because a dairy operation needed ground for manure application to stay compliant with state environmental regulations. What would have the land sold for had that particular bidder not become involved? Soil types can change considerably within a running mile in many places found in WNY. Not all soils will support the same agricultural practices. Some ground down in Gainesville (Wyoming County) might have sold for 8,000 dollars per acre because of its ability to grow potatoes. Go a mile in a different direction and the soil might only support pasture land worth 1,000 dollars per acre. Acrevalue can be very useful but you need to know how to interpret information which the OP will struggle to do. -

A developer will buy the house and tear it down if necessary to have access. They would buy the house and tear it down if it does not fit the neighborhood in terms of value (i.e high value homes). -

Acrevalue gives you raw data and not much else. A would be buyer still needs to evaluate information in order to know if pertinent to his situation. It takes far more effort to be your own researcher but you don't have to look at bias in other sources. Plus your efforts stay private. Let other parties into the mix and they might pull the prize away from you. Who else does the OP's nearest realtor work with and is that realtor paid to bring in hot tips for that party? Would not be the first time that a realtor was in fact working for a preferred client instead of the guy making an inquiry.
