  1. That's cool, I've heard them used for pates. I've yet to go the sweet route. Will have to give it a go.
  2. In a pinch, they'd both work, but using a vacuum sealed bag is generally the preferred method.
  3. Nah, its open. Brighton would have Max Steakhouse. Small, clubby, old-school atmosphere. Much better steak than Black and Blue imo. They do prime, whereas Black and Blue does not.

  6. Thank you. They're the fronts for a professionally ran establishment. Sure they're tossing cash in, but cousin Billy won't be driving up a tab at the bar. Was there last week and saw the signage/construction going on. High hopes here, great hotel.
  7. Whole Foods took a massive hit coming out of the 2009 market decline. Since this time, its market share has stagnated. That's why you'll see much of their future growth in the form of those "mini" Whole Foods stores. One thing Whole Foods will find difficult moving forward (as the rest of the country/chains continue to introduce organic/local) is that they don't "own" the organic movement anymore. I suppose in Rochester we'll finally see them go head to head. Mini Whole Foods is moving down the block (allegedly) from Pittsford Wegmans. I'll take Pittsford Wegmans any day of the week.
  8. I tend to agree with your position here regarding ESPN. You do fail to mention the positive, albeit slow, ratings growth the EPL has brought to NBCSN. Smart and savvy pick up by them. FS1 is predominantly garbage, but they really don't play "d-list soccer" tournaments. They have Champions League, Europa League and many of the smaller league cups in England. While the latter doesn't move the needle, I can't argue with the strategy given they acquired the broadcast rights for the next couple World Cups. Smart long term plan IMO.

  10. Ty Dunne has been the best FA signing by any Buffalo organization over the past year. Don't be so sensitive, he's class.
  11. It won't affect residential properties. And it won't affect the subject and neighboring properties until (if any) renovations are made to the property. That's where the fun starts. There's something here, just not clear as to what it is at the current time.
  12. So true. I always loved a quote from the Sopranos..."we've got an appraiser willing to play ball." On a side note...If there were other offers for the property as was reported, one would make an educated guess that the TP paid close to what was being offered. These deals get done with lots of inside knowledge, so I don't think this was a gross overpayment. What this means is anyones guess. But paying 4 mil for a shell building in this market doesn't make sense. Unless, somebody knows something about something being built downtown in the years to come...
  13. I would disagree with this. Mostly, yes. And by definition, you're correct. But a smart appraiser would realize a dumbass who overpaid for a property and consider it an outlier. Other real estate investors would most likely realize this, which would reestablish what is considered "market."
  14. Great thread topic. I've always thought the Bills should have tabled the Steelers an offer they couldn't refuse for trading up to nab Big Ben. I'm talking, RG3 offer before there was ever an RG3 offer. it wouldn't have had to have been that big, but you get my point. Its pretty evident we went into the draft wanting a QB. And enough has leaked regarding how much the Bills liked Big Ben.
