Most housing stock isn't competing with new builds, but with existing stock. Your valuation is related to where in your market your price point is. In ROC, the houses in the 200-350 range in established neighborhoods/suburbs are selling quick. A cookie cutter mcmansion in the boonies at 1.8 million is a tough sell because of the likely assessment, mortgage acquisition, massive taxes and the fact that it is larded up with features (indoor basketball court, indoor pool, yet only 4 BRs), that few buyers are interested in. There are available houses on the same street with as much living space and similar acreage at a much lower price.

Typical OP mcmansion. Brickface in front, than acres of vinyl siding on the rest all--gross. 10,000 feet and 4 bedrooms? Good luck High interest rates do not lead to a sellers market....this markup on that house is nuts today. Tough to get a mortgage on it because it likely would be assessed at far lower. Maybe he's hoping for a sap/player to pay cash.

That's right--you didn't know. That was the whole point: until we knew, we really didn't know...claims otherwise not withstanding. As for "common sense"...didn't it lead you to conclude, in another such case, that: The plaintiff's "own words about the incident will kill her case" and "I don't think that (the plaintiff) wants to be put on the stand" and "She'd be shredded", "a whack job". How did your spidey sense work out for you there? Now we know!

Well the difference is the Chiefs have Mahomes making use of a group like that and the Ravens have Jackson (when he's able). OBJ was putting up Gabe Davis stats in the season before he again shredded his knee. Other than him, they didn't have a WR over 500 yards last year. Adding Agholor, who is solidly in the journeyman phase of his career doesn't move the needle. Sure, they have a few guys who can play in the league--but I wouldn't put them above the Bills crew as it is going into the season.

Only a pro athlete would blow 3-5k on a suit that looks like that--maybe that's why the guy named it that. That seafoam suit looks like the stuff you see on instagram ads. There are countless better options. -

I'm not anticipating it. These are low snap (35%) rotational "breather" guys. They fill a spot for a few series, maybe make a play. Hard to imagine a second contract for them here. -

Sure, some will be priced out. If it's a large number then it will be interesting to see what happens when there are much fewer takers than Pegula hoped. Then he will have to actually have to pay some of "his" share of construction out of pocket--and be forced to consider lowering the PSLs, giveng partial refunds to those who already bought them at the opening price. I could never go to Buffalo for every home game so it's not worth it to me even as an investment--especially with the cost of PSL thrown in. Resale isn't always above face value for all tickets. In fact I always go to games on tickets on the secondary market. You can nearly always find a seat trading for below retail.
